Work starts on innovative cancer centre in Leeds

Work has started on a new cancer centre in Leeds that is set to bring some of the UK’s most advanced treatments closer to patients across the North of England and Scotland.

HBC Construction Limited (HBC), formerly Henry Boot Construction, has begun main works on the new facility at Thorpe Park in Leeds for GenesisCare, the UK’s leading independent cancer care provider. The project will see a former office building transformed into a state-of-the-art 36,000 sq ft oncology, haematology and research centre. Once completed, it will become the largest facility in GenesisCare’s UK network.

The centre is expected to set a new benchmark for adaptive radiotherapy in the UK, offering both MRI-guided and CT-guided radiotherapy. This will allow clinicians to deliver highly tailored and responsive treatment for patients, while expanding access to advanced cancer care in the region.

Preparatory works, including soft-strip demolition and enabling works, were completed earlier this year ahead of the main construction phase. The build will include structural and façade alterations, a full internal refurbishment and the fit-out of specialist treatment areas.

Among the key elements of the scheme will be two concrete bunkers for Linac treatment facilities, alongside MRI, CT and X-ray scanners. The development will also include hard and soft landscaping, featuring an elevated first-floor garden for patients undergoing Systemic Anti-Cancer Therapy, as well as an external plant area, switch room and substation.

Due to open in December 2026, the new centre will mean patients who previously had to travel to GenesisCare sites in Oxford or London for advanced treatments will be able to access the latest cancer care much closer to home. The appointment marks one of HBC’s first major healthcare projects since its management buyout earlier this year and builds on the company’s experience in the sector, following work such as the extension to Weston Park Hospital’s radiology department in 2024. It also strengthens HBC’s growing portfolio across Yorkshire, following recent schemes in Wakefield, York and Rotherham.

GenesisCare currently operates 14 specialist outpatient centres across the UK, with new sites due to open in Leeds and Royal Tunbridge Wells in 2026. The provider specialises in treating complex cancers through advanced diagnostics, medical oncology, radiotherapy and theranostics, while also offering integrated wellbeing support designed to treat the whole patient, not just the disease.
